Water is patient. A defect the size of a hand can soak a rafter for a year before anything is visible in the room below, and by then the cost has moved from roofing into plastering, decorating and joinery.

In Detail

The repairs we carry out most often

London and Surrey housing stock has recognisable failure patterns. Knowing them shortens diagnosis and stops money being spent on the wrong slope.

Slipped, cracked and nail-sick tiles and slates

Individual slips are usually a fixing failure rather than a covering failure — nails corroded, batten split, or a tile lifted by wind and never re-seated. These are replaced with matching units and refixed properly, including clipping where exposure demands it.

Nail sickness is different: when the fixings across a whole slate slope have corroded, slates slip in ones and twos indefinitely. At that point repeat repairs stop being economic and a re-slate or re-roof is the honest recommendation.

Ridge, hip and verge mortar

Mortar-bedded ridge and hip tiles were standard for decades and have a service life measured in years, not decades. Cracked bedding lets wind under the tile and water into the roof space at the highest point, where it runs the furthest before showing.

Where the covering has life left, ridges and hips are stripped, cleaned and re-bedded, or converted to a mechanically fixed dry ridge system that does not depend on mortar at all. Verge repairs follow the same logic.

Flashings, valleys and chimney abutments

Chimney stacks are the single most common source of persistent leaks in Morden and the surrounding boroughs. Front aprons, stepped side flashings, back gutters and the pointing above them all fail at different rates, and a stack that has been repaired repeatedly with mastic usually needs the lead redone properly.

How much does a roof repair cost?

It depends entirely on the defect and the access required — a single slipped tile and a rebuilt chimney flashing are different jobs. The survey is free for existing homeowners and the repair is priced in writing before we start, so you decide with the number in front of you.

How quickly can you come out?

Is the survey really free?
