Local Conditions
Surrey combines old rural building traditions, heavy tree cover, clay ground and a huge interwar suburban belt. Each contributes its own failure modes.

Epsom, Sutton, Kingston and the north Surrey commuter belt are dominated by 1920s–30s semis. Their sand-cement bedded ridges, hips and verges are now well beyond design life and crack, loosen and blow off in high wind.
Repointing the same detail is a short-term measure. Dry-fix ridge, hip and verge systems mechanically fix each unit and hold up far better on the exposed plots typical of these estates.
Much of Surrey sits on shrinkable clay, and seasonal ground movement — worsened by mature trees drawing moisture — puts stress through walls, chimney stacks and roof structures.
Movement shows up in roofing as cracked flaunching, split flashings and lead that has fatigued at the fold. Lead needs to be sized and lapped so it can move; that is why we weld and dress lead properly rather than pinning long rigid lengths that will tear.
Surrey homes have been extended heavily. Every extension creates abutments, valleys and often a flat roof, and those junctions are where the leaks are — not in the middle of an intact covering.
