Older Surrey properties often carry plain clay tiles, sometimes hand-made, laid at steep pitches with tile-and-a-half details, swept valleys and bonnet hips. They are beautiful and unforgiving: a wrong-sized replacement tile or a mortar valley patched with cement will show and will leak.

We match details rather than substituting the nearest modern equivalent, and we keep swept and laced valleys working where they should be kept rather than converting everything to a lead trough by default.

Surrey is one of the most wooded counties in England. Overhanging limbs keep roof slopes damp, drop debris into valleys and gutters, and encourage thick moss growth on north-facing pitches.

Pressure washing a Surrey clay or concrete tile roof strips its surface and forces water under the laps. We scrape by hand and treat with biocide so the moss dies back gradually without damaging the tile.

Epsom, Sutton, Kingston and the north Surrey commuter belt are dominated by 1920s–30s semis. Their sand-cement bedded ridges, hips and verges are now well beyond design life and crack, loosen and blow off in high wind.

Repointing the same detail is a short-term measure. Dry-fix ridge, hip and verge systems mechanically fix each unit and hold up far better on the exposed plots typical of these estates.

Much of Surrey sits on shrinkable clay, and seasonal ground movement — worsened by mature trees drawing moisture — puts stress through walls, chimney stacks and roof structures.

Movement shows up in roofing as cracked flaunching, split flashings and lead that has fatigued at the fold. Lead needs to be sized and lapped so it can move; that is why we weld and dress lead properly rather than pinning long rigid lengths that will tear.

Surrey homes have been extended heavily. Every extension creates abutments, valleys and often a flat roof, and those junctions are where the leaks are — not in the middle of an intact covering.

We survey the junction detailing first. Where a flat roof needs replacing, felt, EPDM, single ply and GRP are all available with a 15-year guarantee plus manufacturer cover.

Spray foam was sold widely across Surrey lofts on energy-saving promises. It now blocks sales and re-mortgages because surveyors cannot inspect the timber underneath and lenders will not take the risk.

We remove it and reinstate the roof so the structure can be seen and assessed again. Every removal we have carried out has been signed off by building control and surveyors without issue.
