Overview
A general building survey looks at a roof from the ground, from a window, and sometimes from the loft hatch. It produces the phrase every buyer has read: 'further investigation by a specialist contractor is recommended.' That sentence is not a fault in the surveyor's work — it is their scope. Getting onto the roof, lifting a tile, checking the felt behind a valley and reading the condition of a chimney flashing is a roofer's job.
Our inspection covers the covering, ridge, hips, verges, valleys, flashings, chimney details, rainwater goods, and the loft side: timbers, felt, ventilation, insulation and any evidence of past or present water ingress. A roof survey is a series of specific checks, each of which tells you something about how much life the roof has left.
Concrete tiles delaminate and lose their surface; clay tiles spall and crack; slates go nail-sick as their fixings corrode. Each has a recognisable signature, and each points to a different remaining lifespan.
We look at a representative sample rather than one tile, because scattered damage and systemic failure lead to completely different recommendations — a handful of repairs versus a re-roof.
Mortar bedding is the shortest-lived element on most pitched roofs and the most common cause of call-outs. Cracked, hollow-sounding or dropped bedding at ridge and hip is noted with its extent, because re-bedding a full ridge and replacing three tiles are different budgets.
Verges are checked for cracked pointing and lifted end tiles, both of which give wind a way under the covering.
Chimney stacks are the leading source of persistent leaks in this area. Aprons, stepped flashings, back gutters, pointing, flaunching and pot condition are all inspected, along with any history of mastic repairs — a reliable sign that the lead needs doing properly.
Valleys are checked for lining condition, debris damming, laps and nail holes, since a valley concentrates water from two slopes into one vulnerable line.
From inside we look for daylight, staining, active drips, perished or torn felt, sagging or split rafters, wet or compressed insulation and blocked eaves ventilation. Condensation and ingress produce different patterns, and telling them apart saves people from paying for the wrong repair.

Extension, dormer, porch and garage roofs are checked for ponding, splits, blown laps, upstand heights and outlet condition. Gutters, outlets and downpipes are checked for falls, blockages and joint failure, because overspill at eaves level convincingly imitates a roof leak.
