The outer boroughs share a housing history — heavy interwar expansion, post-war rebuilding and decades of extensions — and that history produces predictable roof faults.

Interwar semis and their hips

The 1920s–1930s suburban expansion covered Greater London in hipped, gabled semis with clay tiles and, later, concrete. Those roofs are now 90 to 100 years old. Battens, felt and mortar bedding all reach the end of their service life at roughly the same time.

Concrete tiles reaching end of life
